HINESVILLE, Ga -April 26, 2022 Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of two shopping centers located in Hinesville and Brunswick Georgia. The combined sale prices of both assets total $7.715 million, according to Benjamin Yelm, regional manager of the firm’s offices in the Carolinas.

Harrison Creason, Andrew Margulies and Benjamin Kapinos, investment specialists in Marcus & Millichap’s Raleigh, N.C. and Charleston, S.C. offices, had the exclusive listing to market the properties on behalf of their seller, a limited liability company. John Leonard, Marcus & Millichap’s broker of record in Georgia, assisted in closing this transaction.

“Investors were attracted to Veterans Square and Canal Crossing because of their location and quality tenant mix. Multi-tenant retail assets that feature drive-thru and strong service-based tenants are highly sought-after investments,” said Creason. “Our team received multiple competitive offers for the properties and we ultimately closed within 98 percent of the seller’s asking price.”

Constructed in 2018, Veterans Square is located on West Oglethorpe Highway in Hinesville, which sees 23,500 vehicles per day. It is 100 percent occupied with three notable tenants: Krispy Kreme, Mad Vapes and McAlister’s Deli. Canal Crossing, also built in 2018, is located adjacent to the Sam’s Club in Brunswick and is fully occupied with four tenants: Five Guys, Tropical Smoothie, Great Clips and Fuse Frozen Yogurt.
